Becoming a Hamletts Tenant

Step 1.

Once you have found your perfect property to rent you will be asked for a fee to take the property off the market. You will be given a referencing form which needs to be completed in full and returned to the office together with the requested ID. At this stage you will be informed of how much money is to be paid.

Step 2.

The office will process your application and you will be referenced via an independent company (this process usually takes between 48-72 Hours).

Step 3.

If you pass the credit check you will be asked to come in and pay the money as discussed initially (rent and deposit). A Moving in date will be agreed.

Step 4.

You are now ready to sign the tenancy agreement and inventory and the keys will be yours. No need to worry about contacting the utility companies, as we will take care of it.

Step 5.

Your deposit will be lodged with DPS which is a government-authorised tenancy deposit protection scheme. Within a few days you will receive in the post a DPS prescribed information pack with the terms and conditions.
Before we put our properties on the market we make sure all properties have a valid Gas Safety Certificate and a valid EPC certificate.
A Gas Safety Certificate is provided by a Gas Safe Engineer who will test and make sure the property is safe from any Gas leaks or related issues. A Gas Safety Certificate is valid for 12 months. If a Gas Safety Certificate expires throughout your tenancy we will call you to arrange another inspection.
A qualified EPC inspector carries out an Energy Performance test on the property and provides a certificate. It shows how energy efficient the property is and the impact the property has on the environment. An EPC is valid for 10 Years.
